When deciding whether to buy New Construction or starting your next renovation project, it’s important to know what upgrades increase home value. I narrowed down the list of upgrades what are “Worth it” and those I think you should “Avoid”.

let’s get into it!
1. First and foremost are the Structural upgrades. Everything you can change or alter during the construction – undoubtedly worth it. It can be optional den or flex room, additional electrical outlets or plumbing what needed to be put under the concrete floor, behind walls and etc. These types of upgrades are the most costly and messy if you decide on it after your new home is built.
2. That Kitchen you always dreamed about.
Definitely choose to upgrade kitchen cabinets for tall, semi-custom with variety of finishes and better-quality materials. Cabinets are expensive to replace later. But not the hardware. You can find it in all shapes, colors and finishes online.
Unless builder offers you a good selection of countertops and appliances, I suggest you to skip it. Majority of builders make Speculative or Spec homes now, meaning that the builder already picked materials and finishes based on supply and demand. Builders design these move-in-ready homes to be as appealing to home buyers as possible.
3. Flooring.
Wood floors is always a good idea. If your budget is tight, then focus on attractive ceramic tile or wood look laminate plank flooring. You do not necessarily need to upgrade your carpeting.
4. Lighting and Electrical
Having sufficient lighting in all the right places is very important, it not only adds additional comfort for living but also adds warmth and inviting feel to your home.
While you can wait to select the light fixtures after your new home is completed and your interior design is done, you want to make sure all the wiring is done during the construction phase to avoid a big expense and even bigger mess afterwards.
5. Energy-efficient upgrades
As most builders already install air conditioning units with high efficiency ratings, there are still ways to save more on your energy bills. Energy Star windows or better impact windows, smart thermostat can make a huge difference almost immediately and are totally worth upgrading to and will pay off over time in lower utility bills.
6. Let’s talk Bathrooms.
Standard tub can be sufficient for the guest bathroom, but don’t cut corners in the Master Bathroom. That oasis you can retreat to after a long day. Do you prefer a splendid walk-in shower or a luxurious jetted soaking tub? Or maybe both? Choose the upgrade that will make your daily routine enjoyable. If it’s an option invest in upgraded floor tile and shower and/or tub tile with or without decorative accents, it will make your master bath looks like a million dollars.
7. Skip the paint upgrades. Chances are you’ll not be fully satisfied with the selection what the builder could offer. Plus, builders grade paint is difficult to match if you need to do a touch up later.
